Wales Consultation Part B Fire Safetyof the Building Regulations

Wales Fire Safety Consultation
The Welsh Government have launched an Open Consultation on Part B (Fire Safety) of the Building Regulations.

They are seeking YOUR views on plans to amend the building regulations for Approved Document Part B (Fire Safety) and associated statutory guidance documents, including a call for evidence.

There are seven key proposals which include::
  1. Amending the ban on the use of combustible materials in and on external walls of buildings. including building types covered, attachments such as blinds, shutters and awnings, list of exemptions, and a proposal to specifically ban the use of metal composite panels in and on the external walls of all buildings through Approved Document B 
  2. Setting limits on the use of combustible materials on certain buildings over 11m.
  3. The introduction of an Evacuation Alert System (EAS).
  4. Introduction of Secure Information Boxes in all new blocks of flats with a floor of 11m or more above ground level.
  5. The introduction of floor identification and flat wayfinding signage.
  6. An amendment regarding referencing of BS EN 13501 and BS 476.
  7. A call for evidence over the number of stairs in buildings and the removal of all references to the BS 476 fire classifications from AD B.
The open consultation was launched on 17th October 2023 and you have until the 9th January 2024 to respond.
