description of project: IRS Scotland Ltd were appointed as Principal Contractors under the Construction [Design and Management] Regulations 2015 to deliver the circa £1M Logie Manor Fabric Improvements and Roofing Works on behalf of Aberdeen City Council. The works involved improvements to the Council’s existing housing stock which comprises two-storey semi-detached and terraced properties as well as cottage flats of traditional construction with a render finish and engineering brick below DPC. The project involved works to 40 no. properties including removal of existing pitched and flat roof coverings prior to installation of breathable membrane and fixing 2000m2 of Marley Modern smooth grey roof tiles to pitched roofs as well as 100m2 single ply flat roof membrane to dormers together with associated joiner work, leadwork, roof windows and replacement of gutters and downpipes etc. Some 3,200m2 of Weatherby Epsicon System 3 external wall insulation with 140mm thick rock wool was also installed. The works required asbestos surveys prior to  commencement as well as extensive scaffolding and associated works including render repairs using Sika products as well as relocation of services, satellite dishes, television aerials, BT cables and gas flue extensions with checks carried out by our Gas Safe approved engineers. Door canopies were installed to all properties and new dormers constructed. All existing cast iron down pipes, soil stacks and gutters etc. were removed and replaced with new powder coated Aluminium Roofline Products Ltd [ARP] products including deep flow gutters etc. All facia and soffits were replaced with Rockpanel Rockclad Durable boards and new powder coated aluminium window cills installed and mastic applied. Timber doors, masonry chimneys and basecourse below DPC level were painted and scaffolding removed with an environmental clean-up of surrounding areas carried out on completion of project. Post-work Energy Performance Certificates [EPC] were issued by in-house Domestic Energy Assessor.
